Investors, entrepreneurs beware! Are you looking for an interesting place in Slovakia to start a new project? The spa area of Patince is a sought-after year-round destination for tourists due to its favorable surrounding conditions, located at the southernmost point of Slovakia. Once an abandoned area, it is gradually developing, building, and modernizing, as it attracts more and more vacationers, especially families with children throughout the year, thanks to the thermal spring that has a beneficial effect on the skin and musculoskeletal system. The region is seeing an increasing number of cyclists, thanks to the international cycling route Eurovelo 6, which runs along the Danube River, where sailors have the opportunity for year-round mooring at the Marina harbor. This three-story building, previously used for providing accommodation services, is located just a few steps from the thermal lake with a spring and only 50 m from the main entrance of the summer swimming pool. The interior of the building is in its original, dilapidated state, requiring immediate roof replacement and renovation! The building consists of a ground floor and three floors. Each floor has 6 apartments and one large common room, while the second floor has one spacious apartment for the manager. The third floor has two apartments and access to the roof, where there could be an option to add more apartments or residential units. The individual apartments vary in size, differing in the number and arrangement of rooms, but each has its own bathroom. Among them are apartments with two smaller rooms connected by a shared hallway, which also has an entrance to its own bathroom, but there are also larger apartments with three large rooms, one of which is a passage. The spacious apartment at the end of the hallway on each floor was used by the hostel manager. It consists of three large rooms, a kitchen, a bathroom, and a hallway with an entrance hall. On the ground floor, there are toilets and a storage room. In the basement, there are technical rooms and a large boiler room. Heating was provided by a central gas boiler, water was from the municipal water supply, and waste was connected to the public sewer system. However, all engineering networks, including electricity, are disconnected due to the fact that the building has not been used for decades. Access is via an asphalt road. The surrounding land is owned by the state, and the subject of sale is only the building with the plot on which it stands. In the immediate vicinity, there are other buildings that we have on offer - after purchase, there is the possibility of building a resort consisting of several buildings with its own enclosed area. In addition to the possibility of year-round use of thermal water and various wellness services and treatments, there are many other options in the area for leisure activities. The Danube River and the Marina harbor, which is only 2 km away from the area, provide opportunities for excursion cruises, rental of mooring spaces, various water sports, and fishing. The nearby extensive gravel beaches are an ideal place for summer recreation. And sports-oriented individuals can cycle along the Eurovelo 6 route to the historic town of Komárno or in the opposite direction to the Hungarian royal town of Esztergom.
