This partially reconstructed cottage is located on top of a sloping plot of land with a total area of nearly 400m2. It is situated in a cottage settlement, just 2km from the center of the village of Kamenica nad Hronom, in close proximity to the Hron River. It is a two-story cottage with a living area of approximately 40m2. On the ground floor, there is a room measuring 4 x 5 meters, suitable as a kitchen with a vaulted cellar. Upstairs, there is another room with a separate entrance from above. This room, ideal as a bedroom, has a balcony with a beautiful view of the famous Hungarian landmark - the Esztergom Basilica. Water from a well is planned to be brought to the cottage, and waste is managed by a septic tank. The plot adjoins the cottage next door, which is also for sale, and there is an option to buy both with a shared 800 m2 plot. Access to this cottage is also from above, via an unpaved road, as well as from the parking lot below via stairs up the hill. The Hron can be accessed perpendicularly across the road, down the steps directly to the riverbed, which flows nearby into the Danube. The confluence of the Hron and Danube is a popular spot for fishermen, and the gravel-sandy beaches of the Danube offer great opportunities for spending leisure time by the water. In the village, there is an educational trail leading through the Kováčovské Hills nature reserve, which connects to the entire network of hiking trails. This section offers beautiful views of the panorama of the confluence of the Danube and Hron, as well as the basilica on the opposite side of the Danube. The largest thermal swimming pool Vadaš is located just 5 km from the cottage in the town of Štúrovo, which borders the historic Hungarian city of Esztergom, a great place for excursions, as well as the capital of Hungary, which is only 50 km away.
