Land with an original cellar on a vineyard hill in the village of Modrany.

This flat plot of land with an area of over 1000 m2 is located on a vineyard hill in the cadastre of the village of Modrany. It is situated in the middle of a wine-growing area, accessible by an unpaved road through the hill. In the center of the plot stands the original vineyard cottage with a cellar, which is in very good condition. The front part of the plot could be used for the construction of another cottage. The back part behind the cottage is covered with dense growth of various trees. In the vicinity, there are other cottages, vineyard houses, and cellars. The plot ends at arable land, by the hill, above which rises a forest. A connection to the municipal water supply is currently being built on the wine hill, which is already prepared right next to the plot; currently, water is being drawn from a shared well. Electricity is also within reach, which is led directly alongside the cottage. Modrany is located 20 km from Komárno, falling into a significant wine-growing area where the best wines of Slovakia are produced. You can taste these at local wine festivals, where local winemakers offer their excellent products. In the background of the village, the peaks of the Hungarian Gerecse mountain range rise, which is separated from us by the mighty Danube River. Local conditions, such as the number of thermal baths, historical sites, the international cycling route Eurovelo 6, and beautiful Danube beaches, are just a small part of the opportunities for leisure activities in the Danube region.
